How does all this work?

Here's the full process, start to finish.

We start with a conversation

Before anything else, we want to understand your situation. We'll hop on a call and talk through the basics: What are your goals for the property? Are you planning to rent for a couple of years, or is this a long-term play? What does your monthly payment look like, and does renting make financial sense?

We'll also walk you through the real costs of owning a rental: not just the mortgage, but maintenance, capital expenses like a water heater or HVAC replacement, and what to set aside for the unexpected. We'd rather give you an honest picture upfront than have surprises later.

If renting your home doesn't make sense for your situation, we'll tell you that. This conversation is about figuring out the right move, not making a sale.

We tell you what your home should rent for

After our conversation, we'll research the market near your home and send you a recommended rent rate based on recently rented properties in your area, current market conditions, and our experience pricing hundreds of homes across metro Atlanta.

If the number works for you and you'd like to move forward, we'll walk you through our two management plans, Landlord Freedom and Total Freedom, help you choose the right fit, and send over your management agreement.

We get the details sorted

Once the agreement is signed, we'll send you two short forms. The first collects your information for tax and payment purposes. The second is all about the property: address, bedrooms, bathrooms, utilities, HOA details, and whether you're interested in optional services like routine HVAC maintenance or annual gutter cleaning.

This is the paperwork part. It's quick, and it's the last time you'll have to think about forms for a while.

We visit your property and get it ready

We'll come out to the property, walk through it, and figure out what needs to happen before we list it. Sometimes that's nothing. Sometimes it's paint, carpet, or a few repairs. We'll give you an honest assessment, including what's worth doing and what you can skip.

Our operations manager has a background in HVAC and years of field experience. He's not checking boxes on a clipboard. He's getting in your attic and crawlspace, looking for problems, and catching things most people wouldn't notice. That technical expertise informs every recommendation we make.

If work needs to be done, we coordinate everything. We use local vendors we've built relationships with over the years. They're reliable people who do quality work at a fair price.

We market your home and find the right tenant

When the property is ready, we do a full photo shoot and create a 3D virtual tour. This lets prospective tenants explore your home online before they ever schedule a showing, which means the people who do show up are genuinely interested.

Showings are available from 8 AM to 8 PM through our self-showing system with digital lockbox. Prospective tenants can scan their ID to get verified and see your property before or after work without waiting for an available agent. More showings, faster leases.

Our screening process is thorough: background checks, credit, income verification, and rental history. We handle all the applications and paperwork. You're not involved in the screening decision, and that's by design. It insulates you from fair housing liability and ensures the process is consistent and objective.

Move-in day

Before a tenant moves in, we've already collected first month's rent. That payment protects you if someone were to back out at the last minute.

On move-in day, we meet at the house and do a full walk-through inspection with a 360-degree camera. We document the condition of every room, note any existing wear, and make sure everything is on the record. Then we trade keys for the security deposit, and your tenant is ready to move in.

From here, you just get paid

This is the part most owners look forward to. On an ongoing basis:

  • We collect rent every month and deposit it directly into your bank account. Monthly statements are uploaded to your owner portal.
  • If something comes up at the property, your tenant contacts us. We handle it through our 24/7 maintenance portal and emergency hotline, coordinate with our vendors, and take care of it.
  • If rent is late, we follow up and stay on it until it's resolved.

When everything is going well, and it usually is, you won't hear much from us. Rent just shows up in your account like clockwork. That's the goal.

Keeping good tenants around

About four months before a lease ends (and every year if it's a multi-year lease), we visit the property for an in-person inspection. We check on the condition of the home, make sure everything is being taken care of, and catch any small issues before they become big ones.

If the tenant is treating your home well, we'll offer them a renewal. A tenant who stays another year saves you the cost of vacancy, turnover repairs, and a new placement fee. Keeping good tenants happy is one of the best things you can do for your bottom line.

All of our leases include an automatic 5% annual rent increase, so your rental income keeps pace with the market without you having to negotiate anything.

When a tenant moves out

If a tenant decides not to renew, we handle the full move-out process. We do a detailed inspection, compare the condition to our move-in documentation, and determine if any deductions need to come from the security deposit. All paperwork is handled in accordance with Georgia landlord-tenant law.
