Executing the Lease

Most leases are signed in advance of the move-in date. When tenants sign, we collect the first month’s rent and securely hold it in a state-required escrow account until they take possession and pay their security deposit. Once the lease is executed, we remove the property from the market. In the rare event a tenant backs out, we process the collected funds as damages per the contract and immediately get back to work leasing the property to minimize vacancy time.

Handling Late or Missed Payments

When rent is late, no one’s happy, but we handle it quickly and professionally. If a tenant goes beyond the lease’s grace period, we issue a late rent notice, collect any applicable late fees, and communicate clearly to resolve the issue. In rare cases where payment stops altogether, our team manages the eviction process from start to finish and works swiftly to re-rent your property.
