Can you hold a place before I apply?
Unfortunately, no. We process applications in 2 to 3 business days and leave the property on the market until it is leased. The best way to secure a property is to apply as soon as you decide that you want it and make sure you provide all requested information quickly. -
What is your pet policy?
You love your pets. We love them too! All of our homes are pet friendly, and the pet fee amount varies based on your specific pets. As part of your application, you will need to fill out basic information for each pet. Emotional Support Animals and Service Animals are not subject to any pet fees or pet deposits, as they are not considered pets. Don’t have a pet yet, but planning to get one? No problem! If you want to get a pet later on, just let us know before you do and we will help you make sure they are added to the lease appropriately. -
How much is the security deposit?
The security deposit amount varies depending on how well qualified you are. Typically, the amount is the same as one month’s rent, but can go as high as two months rent. We also offer a security deposit alternative program where you can make a small monthly payment instead of having to pay a traditional security deposit. The monthly fee is based on your credit score and the home's rent amount. -
Is the deposit refundable?
Yes, traditional security deposits are refundable as long as there is no damage beyond normal wear and tear and all lease terms are met. Deductions may apply for unpaid rent, damages, or cleaning fees. -
Do you offer security deposit alternatives?
Yes, if you decide that you’d rather make a monthly payment instead of putting up a traditional security deposit, we do provide that option. This will be offered during the application process and has to be signed up for. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history requirements. Cosigners must meet our minimum financial qualifications and be added to the lease as a financially responsible party. -
How do I pay rent?
Rent payments can be made online through your tenant portal either manually every month, or with a recurring automatic payment schedule. -
How do I submit a maintenance request?
Maintenance requests can be submitted online through Property Meld any time 24/7.
