Application Processing

Every applicant aged 18 or older who will reside in the property is required to submit an application. Once received, we conduct a nationwide criminal background check, an eviction court history review, and a credit report.

We also verify employment and income, confirm rental history with previous landlords, and carefully evaluate the applicants to predict how successful they will be as a tenant in your home.

Rental application fraud is a serious problem in Atlanta - In October of 2025, the Wall Street Journal published an article detailing that up to half of rental applications contain fraudulent information, and some companies are even selling fake paystubs, rental, and employment verification packages to help unqualified parties lease homes.

Approval & Lease Preparation

Before approving an applicant, we discuss the application with you, the property owner, to ensure full transparency and confidence in the final decision. Once approved, we promptly notify the tenant and begin preparing the lease.

If an application does not meet our qualifications, we handle the entire communication process professionally, providing written notice to the applicant in compliance with Georgia landlord-tenant laws.
