Rental Qualifications

Application fee: $65 per applicant

Each resident over the age of 18 MUST submit a separate rental application. 

APPLICATION FEES ARE NOT REFUNDABLE.

Please be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income. 

In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

We use Plaid to assist with income verification. You have the ability to opt out if you would prefer to provide income documentation.

Declining to use Plaid will require uploading multiple documents manually, an increased amount of documentation, and could result in a delayed application process.

The manual proof of income can be your last 2 paystubs and your last bank statement if you work for a company.

If you are self-employed, we require 6 months of personal and business bank statements. 

We reserve the right to ask for more documentation if needed. 

We have a minimum income requirement equal to 3 times the monthly rent. This is before tax (gross pay).

We look for a credit score of around 600.

If you have a very strong application in one area and a weakness in another area, we may be able to get approval on a case by case basis. Example: You had some medical bills or student loans that caused your credit score to be lower than 600, but you have an excellent income and rental history.

We cannot rent to you if you have been evicted for non payment of rent in the last five years. 

We cannot rent to you if you have been convicted of a felony crime against persons or property in the last 5 years.

If you have a felony conviction on your record, we must get approval from the homeowner to rent to you, even if it was not against persons or property or was more than 10 years ago.

We cannot rent to you if you are required to register as a sex offender. 

None of our homes allow smoking inside. If you move out and it is evident that you smoked inside, you will be charged a minimum of $500 to mitigate the damage. 

We accept pets in all of our properties. A one time non-refundable pet fee is due at move-in. This fee is generally $250 for one pet, $400 for two pets, or $650 for three pets. If you have more than three pets, please contact our office to discuss prior to submitting an application. There is also a monthly pet fee based on the pets' breed/weight/history: $35 for each cat or small dog, $55 for each medium dog, $75 for each large dog.

If your dog is an aggressive breed or has a bite history, the monthly pet fee will be $125 instead, and you will need to carry an animal liability insurance policy ($100k coverage), paid in advance of move-in for the duration of the lease, to account for the increased risk and liability concerns.

Please read the entire listing prior to applying for the home. The vast majority of our homes are rented with the tenant being responsible for ALL UTILITIES.

You will need to have utilities on and in your name before we are able to release keys to the property. You will be responsible for keeping the utilities on and in your name until 3 business days AFTER your lease contract ends.

Failure to do so will result in a $500 utility restoration fee.

We require each household to maintain a back-up payment method (debit or credit card) on file to be used in the event that a tenancy ends with monies still owed. You may opt out of keeping a card on file by instead paying a $35 monthly opt-out fee.

You may choose not to pay a traditional security deposit of 1-2x the rent amount, and instead pay a monthly security deposit waiver fee. The amount of the fee varies and is determined by your credit score.

Participation in this program is optional, must be opted into, and this will be offered to you after your application has been accepted.

All tenants are charged a $175 move-out processing fee when they move out of the property to defray the costs associated with the move in and move out process.

Rent is due on the 1st day of the month and is late on the 2nd day of the month. Late fee is equal to 10% of the rent.

Any returned check or electronic payment is subject to a $55 fee.
